What does an industrial roof cost?

Nobody can price a 4,000 square metre roof from a web page, and any site that publishes a pound per square metre figure is guessing at your building. What we can do is set out every driver a contractor actually prices on, tell you which ones change the number by a factor rather than a few percent, and get contractors who do this work quoting your job directly.

Nine factors move the price of a commercial or industrial roof. Four of them change it by a factor, not a few percent, and they are the four most often left vague in a quote. Use this as a checklist when comparing prices, because two contractors pricing different assumptions is the usual reason for a wide spread.

How much does industrial roofing cost per square metre?

We do not publish a rate, because an honest one does not exist across the range of buildings this covers. The price is set by measured roof area and pitch, the existing covering and whether it is fragile or contains asbestos, overclad versus strip and replace, the insulation standard, rooflights, access and edge protection, and whether the building stays operational. Get two or three measured quotes.

What is the difference between overcladding and replacing a roof?

Overcladding builds a new sheet and insulation over the existing covering, so the building stays weathertight and there is no strip or disposal. Replacing takes everything off and starts from the frame. Overcladding is often cheaper and less disruptive, but it adds load to the structure and can trap wet insulation, so it needs a structural view first.

Is an asbestos cement roof safe to walk on?

No. HSE names non-reinforced fibre-cement sheets, irrespective of profile type, as likely to be fragile, and states all roofs once fixed should be treated as fragile until a competent person confirms they are not. HSE also states falls through fragile surfaces, particularly fibre-cement roofs and rooflights, account for 22% of construction fall from height fatal injuries.

Does a new industrial roof need to be insulated to current standards?

Replacing a roof covering typically brings the energy efficiency requirements of Part L of the Building Regulations into play, which is why insulation upgrades appear in these projects. Approved Document L is the statutory guidance in England. Ask your contractor which edition and target U-value the quote assumes, and whether building control is included.

How long does an industrial roof last?

It depends on the system, the specification and the atmosphere the building sits in, so treat any single figure with suspicion. What matters commercially is the guarantee: ask for the manufacturer's system guarantee and the contractor's workmanship guarantee in writing, as separate terms with separate lengths.
